How Much Sod Do I Need for My GTA Lawn — Calculator & 2026 Prices

You want a green lawn this summer. Not patches of crabgrass and bare soil. But you have no idea how much sod to order or what it should cost.

Here is the answer: Sod in the GTA costs $0.50 to $0.90 per square foot for materials only. A typical Toronto front lawn (500 sq ft) costs $250 to $450 in sod. A full front and back lawn (2,000 sq ft) costs $1,000 to $1,800. Installation adds $1.50 to $2.50 per square foot — total installed cost $2.00 to $3.40 per square foot. Measure your lawn length times width, subtract house and driveway, and add 5 percent waste.

This guide gives you a step-by-step measuring method, exact 2026 pricing for GTA sod farms, and the real cost difference between DIY and professional installation.

How to Measure Your Lawn for Sod — Step by Step

Do not guess. Do not use Google Maps area calculation (it misses slopes and curves). Do this instead.

What you need:

  • 100-foot measuring tape (or a measuring wheel for larger lawns)

  • Paper and pencil

  • Calculator

  • Phone camera (to sketch irregular areas)

Step 1 — Break your lawn into rectangles

Walk your property. Divide the lawn into rectangles, squares, and right triangles.

  • Rectangle: Length × Width = Square feet

  • Right triangle: (Length × Width) ÷ 2 = Square feet

  • Circle: Radius × Radius × 3.14 = Square feet

Step 2 — Measure each section

Measure in feet. Round up to the nearest half foot.

Example — Typical Toronto front lawn:

  • Main lawn: 40 ft long × 30 ft wide = 1,200 sq ft

  • Side strip (left of driveway): 20 ft × 5 ft = 100 sq ft

  • Side strip (right of walkway): 15 ft × 4 ft = 60 sq ft

  • Circle garden bed (subtract, not add): 6 ft radius × 6 ft × 3.14 = 113 sq ft (do not sod this area)

Step 3 — Subtract areas you will NOT sod

  • House footprint (where lawn meets foundation)

  • Driveway, walkways, patios

  • Garden beds, trees (measure the circle around each tree)

  • Pool, shed, play structure

Step 4 — Add 5 to 10 percent waste

Sod comes in rolls or slabs. You will cut pieces to fit curves. Some pieces will not be usable.

Waste factor:

  • Simple rectangle: 5% waste

  • Irregular shape with curves: 10% waste

  • Slopes or hills: 10% waste

Example calculation (Toronto front lawn):

  • Main lawn: 1,200 sq ft

  • Side strips: 160 sq ft

  • Total lawn area: 1,360 sq ft

  • Subtract house edge (200 sq ft): 1,160 sq ft

  • Add 10% waste (irregular shape): 1,160 × 1.10 = 1,276 sq ft of sod to order

Pro tip: Draw your lawn on graph paper (1 square = 10 sq ft). It is easier to visualize and less likely to miss sections.

Umar Khan, Khan Scapes — What I Charge for Sod Installation in the GTA

I have installed over 200,000 square feet of sod in Vaughan, Toronto, and Mississauga. Here is what homeowners need to know.

“Why is your installed price higher than the sod farm’s recommendation?”

Because most sod farms quote “installation” as dropping the pallets on your driveway and leaving. I do:

  1. Remove existing grass (rototill and haul away — $500 per 1,000 sq ft)

  2. Add 2 inches of triple mix topsoil ($300–$500 per 1,000 sq ft)

  3. Grade for drainage (slope away from house — 2% minimum)

  4. Lay sod with staggered seams (no visible lines)

  5. Roll with 300-pound water roller

  6. First deep watering (2 hours with sprinklers)

“Can I save money by preparing the soil myself?”

Yes. Here is what DIY soil prep costs vs what I charge:

Task DIY Cost My Cost Savings DIY
Kill old grass (Roundup) $50 Included $50
Rototill (rental) $150/day Included $150
Remove old grass (haul to dump) $200 (dump fees) + truck rental Included $200
Add topsoil (10 yards) $400 (soil) + $200 delivery Included $600
Level and grade $100 (rent laser level) Included $100
Total DIY savings $1,100 per 1,000 sq ft $1,100

But: If you grade incorrectly (slope toward house), water will pool at your foundation. Fixing that costs $3,000–$5,000. I have seen it happen three times in the last year.

My rule: If your lawn is under 1,000 sq ft and perfectly flat, DIY. If your lawn slopes, has drainage issues, or is over 1,000 sq ft, hire a professional.

DIY vs Professional Sod Installation — Cost Comparison

Here is the real cost breakdown for a typical 1,500 sq ft GTA lawn.

DIY Sod Installation (You Do Everything)

Item Cost Notes
Sod (1,500 sq ft @ $0.65/sq ft) $975 Pick up yourself or pay delivery
Sod delivery (if not picking up) $100–$150
Rototiller rental (2 days) $150 Home Depot rental
Topsoil (10 yards @ $40/yard) $400 Triple mix or loam
Topsoil delivery $100–$150
Landscape rake (rental) $50
Water roller rental $80
Garden rake, gloves, tools $100 If you do not own
Dump fees for old grass $150 Toronto Transfer Station
Water bill (first 3 weeks) $100 Daily watering
Total DIY $2,105–$2,255

Professional Installation (Khan Scapes)

Item Cost
Sod installation (1,500 sq ft @ $2.50/sq ft) $3,750
Includes: removal, topsoil, grading, laying, rolling, first water
Total professional $3,750

The difference: Professional costs $1,500 to $1,700 more than DIY.

What you get for that $1,600:

  • Your time (30–40 hours of labor)

  • Correct grading (no basement flooding)

  • Staggered seams (no visible lines)

  • Warranty (sod dies in first month, I replace it free)

  • No dump run (I haul away old grass)

The break-even point: If you value your time at $40/hour, DIY costs you $1,200 in labor (30 hours × $40). Add $2,100 in materials = $3,300 total. Professional at $3,750 is $450 more. Worth it for most homeowners.

When to Order Sod in the GTA — Best and Worst Times

Sod is harvested fresh. Ordering at the wrong time means dead grass or poor root establishment.

Best Time to Sod in Toronto (High Success Rate)

Season Months Success Rate Why
Early Spring April 15–May 15 95% Cool temps, regular rain, roots establish before summer heat
Late Spring May 15–June 15 90% Still good, but need to water more
Early Fall September 1–October 15 95% Cool nights, warm days, less weed competition
Late Fall October 15–November 15 80% Risk of early frost — only if absolutely necessary

Worst Time to Sod in Toronto (Low Success Rate)

Season Months Success Rate Why
Summer (dry) June 15–August 15 60% High heat, water restrictions, sod dries out in hours
Summer (humid) July–August 70% Fungus risk from high humidity
Winter December–March 0% Ground frozen, sod dormant, will not root

The sweet spot: April 15 to May 15 and September 1 to October 15. Order 2 to 3 weeks before you want to install. Sod farms get busy in spring — book your delivery slot early.

GTA Sod Calculator — Estimate Your Cost in 30 Seconds

Use this quick method if you do not want to measure every section.

Average lawn sizes in the GTA:

Property Type Average Lawn Size (sq ft) Sod Cost (Material Only) Installed Cost
Townhouse (front only) 200–400 $100–$360 $400–$1,360
Semi-detached (front + small back) 600–1,000 $300–$900 $1,200–$3,400
Detached (typical Toronto 25×100 lot) 1,200–1,800 $600–$1,620 $2,400–$6,120
Large lot (Vaughan, Oakville 50×150) 3,000–5,000 $1,500–$4,500 $6,000–$17,000

Rough estimate formula:

  • Material only: Lawn sq ft × $0.65 (average) = Sod cost

  • Installed: Lawn sq ft × $2.50 (average) = Total cost

Example — 1,500 sq ft lawn:

  • Material only: 1,500 × $0.65 = $975

  • Installed: 1,500 × $2.50 = $3,750

FAQ — Sod Cost and Measurement in the GTA

How many square feet are on a pallet of sod?

One pallet covers 400 to 500 square feet. Pallets weigh 2,000 to 3,000 pounds. Do not order more than 2 pallets for DIY — you cannot move them without a tractor or forklift.

Can I order sod directly from a farm and install it myself?

Yes. Call Greenhorizons (Brampton) or Brookdale (Pickering). Tell them your square footage. They will deliver to your driveway. You need to install it within 24 hours (48 hours max) or it will heat up and die.

How much topsoil do I need before laying sod?

2 inches minimum. 3 inches is better for clay soil. Calculate: Lawn sq ft × 0.25 (for 3 inches) = cubic feet. Divide by 27 = cubic yards. Example — 1,500 sq ft × 0.25 = 375 cubic feet ÷ 27 = 14 cubic yards of topsoil.

Do I need to remove old grass before laying sod?

Yes. Killing existing grass with Roundup takes 2 weeks. Rototilling without killing first just spreads weed seeds. Professional installers remove old grass completely.

How soon can I walk on new sod?

Wait 2 weeks for light walking (checking root growth). Wait 4 weeks for regular use. Wait 8 weeks for heavy use (parties, kids running, lawn mower). Roots need time to knit into the soil.

How long does sod take to root in GTA climate?

Spring: 10 to 14 days. Summer (if you must): 14 to 21 days. Fall: 14 to 21 days. Pull up a corner of a sod piece. If roots have grown into the soil below, it has rooted.

What is the best sod for shady GTA lawns?

Fine fescue blend. Tall fescue is second best. Kentucky bluegrass needs 6+ hours of sun daily. Do not plant KBG in shade — it will thin out and die within 2 years.

How much water does new sod need?

First week: Water twice per day (morning and afternoon) for 20 to 30 minutes each time. Second week: Once per day for 30 minutes. Third week: Every other day. Fourth week: Twice per week. After roots establish (4–6 weeks): 1 inch of water per week (rain + irrigation).
